# Builder issues

**Your software**  
My Mautic version is: Mautic 4.0.0 - app/prod  
My PHP version is: 7.4  
My Database type and version is: Mysql

**Your problem**  
We have a lot of problens using the new builder, for example:  
When we create a new Email, we build all the email, we create a text block, etc. When we save and then come back to edit, The editor create inside de text block boxes for each text that has a strong tag that allow to edit it, but the rest of the text is not editable anymore. Also the code editor is not working unless I reload the whole editor.

Hello @miquelangeld, & Welcome!

The problems with the GrapeJS editor in version 4.x are known.  
The latest version of Mautic fixes some problems.

**I suggest you upgrade Mautic to the latest version.**

Hello @miquelangeld ,  
I can see, that you are using a HTML template, which can cause the issue you described.  
I suggest you rebuild your content in MJML, it’s more stable and always responsive.  
You avoid a bunch of errors, that the GrapesJS has.

Even starting from the scratch I had a lot of issues. Finally I updated mautic and now it’s working. Still have issues but better.
