Default Email Templates not Working 4.2 GrapesJS

My Mautic version is: 4.2
My PHP version is: 7.4
My Database type and version is: mysql 8.0

Your problem
My problem is: Enable GrapesJS plugin. Create a new email template (campaign). Choose Truly Personal - launch campaign builder.

Instead of Truly Personal I see the Blank Template.

Back out, select Truly again, go back in - same thing. I dont see this behavior with other templates.

These errors are showing in the log: none

Steps I have tried to fix the problem: clearing my cache, started a new email template

No sooner did I send this. I logged out of Mautic - logged back in, tried the same action and this time the correct template loaded. Not sure why.
